JNP Group consulting engineers formed part of the pre-planning team for this residential development in Wheathamstead, utilising a comprehensive knowledge of current legislation and good working relationships with the EA forged through past projects to secure pre-planning approval quickly and efficiently.
Client: DLA Town Planning Ltd
Area: 1.44Ha
Proposed development: 10 residential units
The site comprised an area of undeveloped land located adjacent to the River Lee. Whilst review of the Environment Agency’s flood maps revealed that the site was within Flood Zone 1, the site area was in excess of 1Ha and therefore national planning policy required a Flood Risk Assessment which incorporated a drainage strategy.
JNP Group’s assessments and liaison with the Environment Agency at the pre-planning stage enabled the submission of a pre-approved Flood Risk Assessment in support of the planning application. As part of our involvement, JNP Group provided the following services:-
- Advice on the implications of national (PPS 25) and local guidance (Strategic Flood Risk Assessment)
- An assessment of flood risk from all potential sources; fluvial, pluvial, sewer and groundwater
- Provision of outline principles for a surface water drainage strategy, making appropriate use of Sustainable Drainage Systems (SuDS)
- Assessment of information supplied by the Environment Agency, correspondence and discussions leading to securing pre-planning approval
