Being situated on a flood plain, the design had to satisfy the environment agency as well as satisfy the requirements of the BREEAM rating. In order to maximize the available floor area without increasing the ground footprint the first floor was cantilevered and formed an integral aesthetic feature of the design. The building was designed to be fully DDA compliant with Doc M toilets, showers and a disability lift.

In addition to the main building works river training and scour protection works in the form of stone-filled gabion baskets allowed the car park, a third of which hade been lost to erosion in previous years, to be fully re-instated.
