Core Strategy Examination: Aylesbury Growth Arc
When Aylesbury Vale district council announced that large areas of greenfield land on the outskirts of Aylesbury were proposed to be allocated for housing development in order to achieve the target of nearly 17,000 new dwellings by 2026 (as dictated by the now superseded South East Plan), many landowners saw it as an opportunity for increasing the value of their land.
JNP Group were appointed by Prudential Pensions to represent them during the Examination in Public process and provide the appraisal of the proposed Council Strategy with particular attention to Transport and Environmental (Flood Risk) policies.
Using our expertise with documents made available by the Council as the base for the assessment, JNP group not only identified the Eastern growth option as the most viable, but also proved that the ‘northern link’ originally excluded from the core strategy was in reality, vital for delivering the requested reduction in traffic in the town centre and villages to the north east of Aylesbury. Thus the value of our clients land holding was increased as it was now required to implement the growth strategy.
JNP Group also prepared a study outlining several possible routings of the proposed link roads. These were brought forward to subsequent negotiations between the Council and our client.
