Land at Pale Lane, Fleet
Pale Lane is a major residential development proposed on the outer edge of Fleet, Hampshire.
The new community will provide up to 700 new high quality homes, a neighbourhood centre including a pre-school nursery, cafe, local shops, a primary school, a network of open spaces and green corridors, including a large area of natural greenspace (known as a SANG).
The site is set on the River Hart valley and has low-lying groundwater and a number of overland flow paths. JNP provided a comprehensive assessment of all flood risk to the site. This included detailed analysis of flows leaving the site through culverts beneath the adjacent M3 and Network Rail embankments. Flood risk issues were carefully considered and holistic solutions derived through consultation with project ecologists, arboriculturists and landscape architects. These solutions included the creation of a seasonal wetland area in the SANG which offered a local sanctuary for local dog walkers, with small pools specifically designed for dogs.
