Kennet Island is a significant housing development in Reading, between Reading town centre and the M4 and is being developed by St James. The outline planning permission was for 1,150 units. In addition, a crèche, retail units, a BMW and Mini dealership, a restaurant and a bar form part of the proposals.
JNP Group were appointed to prepare a Transport Assessment and Travel Plan to accompany a full planning application for Phase 3 of development at Kennet Island. This phase included a total of 546 dwellings.
JNP Group formed a key part of the pre-planning team, including transport planning, surface and foul drainage and flood risk. JNP successfully negotiated the scope of the transport work and completed the Transport Assessments in advance of the scheduled deadline. In addition, JNP proved that the original outline application overestimated the predicted trip rates by approximately 20%, which almost outweighed the 22% increase in number of units.
As a result of the success JNP had with the pre-planning works, JNP were subsequently appointed to carry out the following detailed design services:
- Civil Engineering external works.
- Foundation design houses.
- Foundations and superstructure design – Flats.
- Superstructure audit.
