A design & build project for the London Borough of Brent comprising alterations to existing buildings, the refurbishment of a gymnasium, a new two-storey office & study block, a multi-purpose hall, and a cafe area.

Located on a floodplain, the design had to comply with flood criteria and BREEAM. To maximize the available floor area without increasing the ground footprint in the flood plain, the first floor was cantilevered forming an integral feature of the design. The building was fully Disability Discrimination Act compliant with Doc M toilets, showers and a disability lift.
River training and scour protection works in the form of stone-filled gabion baskets allowed the car park, a third of which had been lost to erosion in previous years, to be fully re-instated.
