Overview

JNP Group provided transport planning services in support of the redevelopment of an existing hatchery building into a 1,320sqm office building.

A Transport Statement was prepared, which summarised the  accessibility of the site, confirming the existing access points remain appropriate and negligible impact on  trip generation for the proposed redevelopment.

Project solutions
JNP Group advised on the required levels of parking in accordance with local standards and supported the development of the proposed layout.

This included the preparation of forward visibility splays for the bends within the site and swept path analysis for a heavy goods vehicle. Our transport team collaborated with the client’s design team to ensure that the layout was fully compliant before the planning submission.

The Local Highway Authority raised no objections, and the planning application was successfully approved.

Challenges

  • Existing access arrangements were to be retained and so it was key to ensure it was suitable for the future land use

  • Additional parking was required per the standards for the future land use category

  • Owing to space within the red line boundary, there were limited opportunities to widen the internal access roads

  • Swept path analysis undertaken for the largest vehicle expected to use the access

  • The client was advised on the required parking standards and liaison with the design team helped establish suitable locations for the additional spaces

  • One way system implemented within the site to avoid any conflict between vehicles travelling in opposite directions
